Doing electrical repairs ahead of listing saves time and money

Hey everybody, John Herman, PropertyUp and today I want to give you a quick tip on electrical before you list your home.

Once your home is sold and an inspector goes through, they are going to take a “receptacle tester” and test  every single plug inside your home.

So, I suggest you buy one of these. You can buy one on amazon for $6. It’s a great investment, because what you can do is you can go through every single plug like the inspector is going to do and you can mark any outlets that may come up with error codes or issues with them. Keep your list and get those repairs completed before you actually list your home.

The reason I say you should actually do this is that once you have your home on the market and you get a contract the buyers get a home inspector to go through the house,  any issues that they find during the home inspection will have to be done by a licensed professional, in a timely manner and be warrantied.  If you take care of these issues before the inspection, you can avoid having to do them as a result of inspections.

Also, if you have any plugs around water, such as sinks in bathrooms, laundry, room, kitchen, you are supposed to have a GFI (Ground Fault Interrupter) outlet with receptacles near water.  Make sure you have those GFI’s where they need to be before the inspections.  It’s actually a very easy swap out or you could hire an electrician or have a friend who may be an electrician help you with getting that done. Getting those GFI’s done before inspections is a good choice.
