WHAT IS THE DIFFERENT BETWEEN NEW CONSTRUCTION AND ESTABLISHED HOMES? WHICH ONE IS A BETTER INVESTMENT?
There are pluses and minues to both. Obviously it is nice to have a new home which no one else has lived in. One would expect that everything would work well, be clean, and the home would be a blank slate for the new owner’s touches. Often new construction will appear to be a very good buy as neighborhoods get off the ground and have not been established yet. On the other hand, once the new construction is purchased there are a lot of expenses that a buyer may not think of that will come up. These include landscaping, window coverings, fencing, and other things than an established home may include.
Buying an established home may offer more house per dollar per square foot than a new home. And, opposite of the new home where additional expenses will loom after the purchase, an established home will have drapes, blinds, landscaping, perhaps fencing, and sometimes sellers even leave behind lawn mowers, hoses, and other things that a person would need to buy with a new home.
Each situation needs to be analyzed individually, but overall a good investment can be made with new construction or with an established home. Your Realtor can help you weigh out the two options to see which fits your investment strategies best.
