Guess what, selling a home, is not just as easy as putting a sign in the yard and putting it in the multiple listing service. There are so many things to consider, you would be amazed as to how many lawsuits and litigation actually rise for real estate transactions.

If you just look at preparing your home, there’s a laundry list of what to consider regarding the timing. Oh, and showing your home and navigating people going in and out, especially what’s going on in the world today.

Hi, I’m John Herman of Property Up and I sell homes in the northwest suburbs of Chicago.

OK here are two major factors that you need really to have an expert and specialist in the driver’s seat for when selling your home for the best pricing terms that are in favor of the seller, they are Marketing and Negotiating.

Now my marketing ranges with everything from Facebook ads, retargeting campaigns. Digital repurposing, traditional marketing endeavors, virtual open houses, 3d Tours, YouTube, Facebook, Instagram ads, advertising, direct mail, massive web exposure, and strategy, and the proper neuro-linguistic programming language and descriptive phrases for buyers.

Also my PropertyUp the website which we have invested over a half a million dollars so far….and so, so much more.

The bottom line is that the marketing aspect is very often overlooked by people. And it has one of the biggest impacts on your bottom line. Very similar to negotiating Negotiations are up there on the list of very important things to cover and to think about. It’s so so much more than who pays for what and what you should or shouldn’t disclose.

By the way, failure to disclose is one of the main reasons for lawsuits. There’s so much to think about and address during negotiations and understand that negotiation really really never done until your home is closed. But I don’t want you to worry. Most of these things are actually done behind the scenes. And most sellers don’t even realize all the things that we take into consideration to protect our sellers and assure that they have the very best possible outcome.
