Is a Pre-Listing Inspection Smart?
I recently received a great online question that I want to answer for all of you. It went like this. “I’m thinking about selling my home and I want to make sure there are no surprises that come up after I sell it. Should I get a home inspection prior to listing the property for sale?”
That’s a fantastic question, and one not as many people consider as they should. If you have a strict mortgage budget, it is worth it to think about getting a home inspection done before you sell. The inspector is going to find things that are wrong with your home no matter when he or she goes through it, so attacking the situation head-on isn’t a bad strategy.
When the inspector find those things, they will come up with a list and present it to you. The buyer and their agent will either ask you to fix these items or provide them with a credit so they can fix them on their own. This can heavily affect the amount of money you walk away with at the closing table.
If you find out some of these issues prior to listing your home, you can have them fixed before you list too. This will eliminate having to give the seller any kind of credit and it will increase your profits on the sale.
