Should You List Now or Wait Until Spring?
I got a question recently from a prospective home seller that I wanted to answer today. They want to sell their home but don’t know if they should list now during the fall and winter months, or wait until spring. It’s a question of timing.
Let’s look at things from a few different perspectives. If you look at the stock market, people always talk about buying on the rumor and selling on the news. The reason you sell on the news is that prices always end up dropping.
At car dealerships, they have quotas. If you buy within the first couple weeks or months of a promotion, things aren’t so detail-oriented as far as discounts go. However, if we’re at the end of the month and they haven’t met their quota, you’re going to get a great deal.
If you plan on listing your home next spring and so do six of your neighbors, do you think your home will sell quickly? In reality, it will probably take much longer to sell.
During the winter months this year, inventory is going to be as low as it has ever been and the number of new listings that come on the market will be much lower. This happens every year. Should you be the only house out there on the market when there is a higher concentration of serious buyers looking to purchase? My answer is a definite yes.
There aren’t many people going through houses during the winter time just for fun. These are serious buyers. There will be half as many of them as there are during the spring and summer, but the inventory will be halved as well. Ultimately, you can sell quicker during the winter months than you can during the summer months.
